President William Ruto has handed over keys to 2,157 homeowners at the Pioneer Affordable Housing Project in Eldoret, Uasin Gishu County, in a move aimed at expanding access to affordable homeownership.

The KSh5.3 billion development features residential units alongside shops, recreational facilities and green spaces designed to create an integrated community where residents can live, work and socialise.

The estate includes 104 shops, a kindergarten, playgrounds, a clubhouse and a swimming pool. Additional facilities planned for the development include a junior school, two basketball courts and a football pitch.

21-Year-Old Student Among New Homeowners

One of the notable stories from the handover was that of Abigail Chepkemboi, a 21-year-old electrical engineering student who has acquired a bedsitter at the Pioneer estate.

Ruto highlighted Abigail’s achievement as an example of the government’s ambition to make homeownership attainable for young Kenyans and people who might otherwise struggle to purchase a home.

Her story reflects the aspirations of beneficiaries who have received homes through the Affordable Housing Programme.

Jua Kali Artisans Benefit from Housing Programme

Beyond providing housing, the Pioneer project has created business opportunities for local artisans and small enterprises.

According to figures provided by the President, KSh264 million in opportunities has gone to 84 Jua Kali associations in Eldoret. Across the North Rift region, artisans have benefited from opportunities valued at KSh3.8 billion, while similar associations nationally have received opportunities worth KSh61 billion.

The programme has also incorporated local artists, including painters, to decorate housing developments, providing additional employment and supporting Kenya’s creative economy.

More Affordable Homes Planned for Uasin Gishu

The Pioneer development is part of a broader housing programme targeting thousands of additional units across Uasin Gishu County.

The planned projects include 2,231 homes at Eldoret Railway City, 1,800 units under Kidiwa Phase Two and another 2,000 homes at Lumumba, a development expected to rise 24 floors.

According to Ruto, 12,429 affordable housing units valued at KSh29.9 billion are planned or under construction across Uasin Gishu County.

The President added that investments in student hostels and modern markets bring the government’s total investment in the county to KSh41.8 billion.

Government Targets 300,000 Housing Units

At the national level, Ruto said approximately 300,000 housing units were under construction as the government pursues its goal of expanding access to decent and affordable homes.

The Pioneer handover marks another milestone in that programme, which the government says is intended to create homeownership opportunities, generate employment and stimulate economic activity through construction and related industries.

However, the programme’s wider impact will also depend on the affordability of monthly payments, access to financing and whether homes remain within reach of low- and middle-income households.

For beneficiaries such as Abigail, the handover represents a significant personal milestone. For the government, it is part of a wider effort to address Kenya’s housing needs while creating opportunities for local businesses and workers.
